So now that we've talked ourselves out of a job, what are we on about??
Ingoing / Outgoing Inspections can be one of the most critical pieces of paperwork after getting your Tenancy Agreement in place. This is what will drive a whole range of things:
Shows the cleanliness of the property before/after the tenancy starts/ends
Shows what is working, and what isn't
Shows existing wear and tear (or when things are brand new)
The expectation of the standard of the property at the end of the tenancy.
A papertrail
And if things go wrong.......Its these two documents that SACAT (the property tribunal) will look for to help determine who gets what back from the Bond.
"But I know my property, why should I do all this documentation for something that is mine???"
Well, there are a couple of really important reasons.....
Its The Law (Landlords are required to give their tenants two copies of their Ingoing Inspection report)
You don't have to rely on your memory (Can you really recall exact details about a single wall in a single room from 6 months ago? or 3 years ago? or whenever the lease started??)
Allowance for Wear and Tear - Having a start point is critical for working out how things have aged over a given time, especially if it wasn't new to start with...
Validation to a Third Party (Unfortunately, the Tenancy Tribunal won't 'take your word for it' on anything that isn't documented)

Utilising electronic and online services (and the good-ole eyeballs), keeping abreast of the condition of the property will give you the information you need at regular timeframes over a tenancy period.
Coupled with detailed ingoing and outgoing inspection reports, all bases are covered to know how the property looks, and how it needs to be at the end of Lease.
Property Maintenance & Repairs
Utilising your preferred tradespeople (or using one on our list) to complete emergency repairs, general & preventative maintenance, we aim to keep your property looking as it should.
We maintain regular contact with these businesses and contractors to ensure required works are completed to satisfaction (and of course at the right price).
And there should never be any surprises when it comes to invoicing, as we aim to discuss all relevant options with you, before and during the works.
Paying the Bills
Whether it be regular invoices for gardening, one-off jobs for repairs, or paying those pesky rates and taxes, we manage it all.
And reporting?? You get it all. All bundled up in a nice little package, ready for your accountant to do their thing.
